- A: We charge 10% of the gross rent that we collect.
- Q: How much do you charge for lease-up fees?
- A: We don’t charge a lease up fee for unfurnished units under a multi-year contract. We got rid of lease up fees because none of our long term clients seemed to like them.
- Q: How much do you charge for Strata Management?
- A: Our base fee for our Strata Management service is $25 per unit per month. This can vary depending on your specific needs. We offer a free no obligation proposal for all interested parties.
- Q: I’m not sure if I want to rent my place out, if I should leave it furnished, or even what it would rent for? What should I do?
- A: Property Management Port Moody offers free no obligations rental assessments. We will pop over to your place, take a look, and let you know what we think. We will let you know about the demand in your area, what we think it could rent for, and what fix-ups might be required beforehand.
- Q: I’m really worried about grow-ops in my property. How do you insure that the tenants aren’t up to anything illegal?
- A: We have very thorough policies regarding tenant background checks. We run credit reports and reference checks for everyone, regardless of how good their application is. We also offer inspection services to suit your needs and to give you peace of mind.
- Q: What else do you guys do?
- A: Property Management Port Moody handles everything, including marketing your property, leasing out your property, collecting rents, and issuing monthly statements. We offer hands-off management for you.
- Q: Who handles maintenance issues as they arise?
- A: We can handle all of that, as well as offering preventative maintenance suggestions. We have a solid network of contractors that we work with who can handle any situation that might arise. We will negotiate the best possible price combined with the best service on your behalf. Alternatively, some owners like to handle maintenance themselves, and this is perfectly OK with us as well.
- Q: I can never get a hold of my current property manager. How long does it take for you to get back to me?
- A: We guarantee a 24 hour response time to any inquiry that you might have.
- Q: What kind of training does Property Management Port Moody have? Can’t anyone be a Property Manager?
- A: We are fully licensed and insured by the Real Estate Council of BC. We have also been operating our own rental properties since 2003, which has given us a tremendous amount of hands on experience. By law, you must be licensed with RECBC in BC in order to manage rental properties on behalf of others, or to manage strata buildings.
- Q: I have an unauthorized basement suite in my rental house. Can you rent it out for me?
- A: Yes, Property Management Port Moody specializes in basement suites and high cash flow properties. These demand a lot more attention, and are generally a lot more work due to parking, utilities, and noise issues, but as long as they meet our safety specs we will take them on.
- Q: I am moving out of town for a year. Is this going to be a problem?
- A: No, in fact many of our clients live out of country and out of province. We will keep in touch with you however you like; email or Skype are particularly effective and cheap!
- Q: Do you charge HST?
- A: Yes, all service companies in BC must now charge HST on top of their services.

Port Moody will be home to two new rapid transit stations by 2015. The Evergreen line will connect Coquitlam City Center to Vancouver, and will run through Port Moody and Lougheed Town Centre in Burnaby.

Port Moody’s best known park is Rocky Point Park. It is 3.8 hectares large, and full of hiking, biking, and walking trails. It has a skate park, a spray park, a picnic and playground area, and a pier.
